| All Realtor's services are not the same! We encourage any home seller to investigate at least two other brokers in addition to us, before placing their home on the market. Ask at least the following questions, but be prepared with others that you might have. | |
| 1. How many years experience in Real Estate? Have you achieved Licensed Broker Status? | |
| 2. Are you a full time agent, active in selling and marketing real estate? | |
| 3. How many multiple listing services do you subscribe to and provide? | |
| 4. Who makes the decision in your agency as to the frequency of advertising? | |
| 5. How often will my home be advertised? Can you guarantee the level of advertising indicated? | |
| 6. Do you have your own website (like americanrealtyltd.com)to reach millions of prospective buyers? | |
| 7. When I or a potential buyer contact your office will they be greeted by a live person? | |
| 8. Are names and addresses of your satisfied buyers or sellers available right now? | |
| 9. What is your philosophy of and expertise in contract negototiation? | |
| 10. Give me three positive and three negative selling points about my home? | |
When interviewing agents please remember that (1) there are no super-sales agents in Real Estate. Homes tend to sell themselves (2) The fee you pay does not drive the price or guarantee the sale- higher fees only mean less net profit for you the seller (3) All agents find their product through Multiple Listing Services, not their personal company or inventory-if you have the product- the agent will find it. List it and they will come (4) Sales are determined by Price, Location and Condition Owners and agents control two of the three (5) Size of the company's staff and relocation affiliation might drive up operating expenses and hence comission fees but do not ensure a successful sale. Remember rule (3)-List it and they will come. American Realty boasts a ranking of #25 in sales out of over 250 agencies. | Do not get confused when shopping for agents! A true Discount Broker is one who provides a "menu" of services at various fees, usually requiring an upfront fee of $150 to $250 even before any buyers are found!. You continue to do your own advertising at your own expense. The reduced services are performed at a reduced fee or a scaled percentage, depending upon who is the selling agent. This arrangement is called the Gambler's Fee-it is just plain bad business to bet an another's game. WE ARE A FULL SERVICE AGENCY- providing a wide array of services for one low fee- 4.5%- and we will pay the selling agent their 3% from our 4.5%. No more and no less. No gambling. | |
